The award winning £10m Kentish Town Health Centre (KTHC) provides superb accommodation for NHS Camden (the PCT) and a large General Practice to develop and improve their services. The delivery of KTHC marked years of planning, consultation and determination by all those involved in this world class project, and is a prime example of the improvement that has been enabled by the LIFT programme. In the first year of operation, the General Practice saw a 10% increase in patient registrations and a significant improvement in attendance rates for breast and other screening initiatives.

The General Practice is already recognised by the Department of Health as an example of innovative and leading edge service delivery and the new centre will allow further development of the model, for example by allowing more integration of services and by extending community involvement. The project enhances the health and well-being of patients and staff, whilst at the same time being flexible and adaptable in order to meet the future changing demands of community-based health and social care. Since it opened, KTHC has been short-listed for the prestigious 2009 Stirling Prize for architecture, and has won a raft of awards, including:

The development of Holloway Community Health Centre fits with our clients’’ (NHS Islington) strategic objectives to develop facilities that bring health care closer to patients’ homes rather than from more distant hospitals. It has transformed the way that specialist adult services are delivered and has set the standard for accommodation from which community health services are provided, whereby the patient experience and satisfaction with services received is significantly enhanced. The buildings that make up this Health Centre became available via Section 106 Planning Gain from the Arsenal Stadium developments, and comprise the ground floor and basement of three adjacent units beneath an 8-storey fully occupied social housing development. We assisted in procuring a long lease for the ‘shell and core’

Patient safety and satisfaction were at the heart of the design process, which has delivered a superb community health centre accommodated over the three adjacent buildings. The main achievement has been to provide accommodation that is spacious and accessible and in which services can be provided to meet the highest clinical standards.

Community Solutions provided full design development, construction contract tendering and an Employers Agent as well as identifying and procuring an innovative finance package to enable this new facility to be developed.

St Oswalds

Opened by Prince Edward, Earl of Wessex in May 2011 St Oswald’s Community Hospital (formerly known as Ashbourne Health Campus) is a 7,061 square metre state-of-the-art development in Ashbourne, Derbyshire designed, built, financed and operated by the Southern Derbyshire LIFT Company, for Derbyshire County Primary Care Trust under a long-term public private partnership agreement.

Benefitting 35,000 local people, the community hospital has been built on a brownfield site adjacent to Clifton Road and replaces the Ashbourne Health Centre on Compton Street and St Oswald's Community Hospital in the Ashbourne. Construction Work was completed in September 2010. Part of the hospital comprises three-stories which house a 24 bed community hospital designed for rehabilitation and care of the elderly, with four bed bays and single rooms with en-suite bathrooms. It also includes physiotherapy and occupational therapy departments along with diagnostics (x-ray and ultrasound). In a separate part of the building, the two-storey health centre houses a range of healthcare services including five GPs, community nursing, health visitors, chiropody, podiatry, community clinic and phlebotomy, along with outpatient services. Additionally the facility contains a pharmacy, café, secure car parking and landscaped grounds.

It is the first time NHS health services in Ashbourne have been redeveloped on a major scale since the health centre and GP practice was built about 30 years ago.

Hoyland Centre

This landmark Health and Joint Services Centre is in Hoyland town centre, located in a prominent location in the centre of the retail and commercial area. The facility occupies sites (main building and two car parks) that were previously used as retail, leisure and scrub land. The Centre has acted as a catalyst for the regeneration of Hoyland and is seen as phase 1 of a much wider regeneration plan. It provides an inclusive, modern environment, around a central public area which offers a meet greet and reception area, 3 GP Practices, Council Services including full library, waiting area, public displays, community artwork, community rooms and a Changing Places fully accessible toilet. An external courtyard area is included to introduce natural lighting into the large facility. The centre incorporates renewable energy technologies: green roof, air source heat recovery, rain water recycling, and an advanced building management system and achieved “BREEAM Excellent” certification.

Community Solutions were responsible for the project management of this scheme taking it from inception through the design development phase including the appointment of all contractors. We were appointed as Employer’s Agent managing the construction phase on behalf of our Clients and are now managing the building as Estate Managers for the Landlord.

Oak Park Health Centre

We originally developed Oak Park Community Clinic in 2005/6 as a Children’s Services facility with the key objective of bringing together a wide range of healthcare professionals within a single premise to support and enhance the delivery of services to children with the most complex needs within East Hampshire. Whilst this remains the key need for this building, changes in service delivery have meant additional services are required in this locality. We have therefore supported NHS Hampshire in the extension of this facility.

The development work has included building a two storey extension which will provide Children’s Services with its own entrance, in a dedicated wing and also house an exercise gym for physiotherapy patients. Internally, the existing building has changed, including adapting rooms so that they can be used for adult clinics and also the inclusion of a new and additional lift. Outside, dedicated facilities for mobile services, such as MRI scans, have been put in place and additional car parking provided on land directly opposite the clinic.

The Community Solutions team have undertaken all the Health Planning, design development, financing and Employer Agent role working intensively with NHS Hampshire to achieve an even greater impact on the health outcomes to the local Havant population.

Portway Portway Portway

Portway Lifestyle Centre represents one of the latest projects we have had the pleasure of supporting. Reaching Financial Close in May 2012, this facility offers the local community access to improved provisions for sport, leisure, social care and health facilities including a GP surgery. The Centre also includes much needed local services such as a community cafe, four-court sports hall, hydrotherapy pool for rehabilitation and other therapeutic purposes, a climbing wall, dance studio, fitness suite and full-sized, all-weather pitch for senior, junior and 5-a-side football. This facility is fully accessible to people with a disability.

This project is a real example of the commitment of both the Public and Private sector partners. Sandwell Metropolitan Borough Council and Sandwell Leisure Trust who have been working closely alongside the local NHS through their local Public Private Partnership,Sandwell Property Partnership. This scheme has also had significant investment injected in by Sport England to help create an outstanding community facility.

Community Solutions provided the project management, commercial management and managed the building during construction through the appointment of its Employers Agent. During its operational phase Community Solutions will also be responsible for managing the maintenance and lifecycle contracts.
