Employer’s Agent
We recognise the importance of the Employer’s Agent role through the construction of a project in ensuring that any residual design related issues are effectively managed through to the construction period are mitigated. In our experience a dedicated in-house resource rather than a sub-contracted advisor bring much greater benefits in ensuring that a higher quality building is delivered, defect free.
What services are included:
- Liaise with Tenant’s Representative
- Facilitate the Design Review Procedure
- Monitor contractor design and construction program
- Establish reporting and monitoring procedures with client
- Carry out monthly valuations in line with the construction cashflow
- Regular site visits/meeting to monitor quality
- Manage tenant instructions and change notices
- Monitor building contract obligations
- Liaison with Tenants Representative, Funders Agent, Independent Tester/Certifier and any 3rd party agents (i.e. Pharmacies)
- Conduct joint inspections
- Ensure contractor provides the necessary test certificates and O&M manuals
- Liaise with Party responsible for CDM
- Manage the successful resolution of disputes
- Ensure snagging lists are cleared
- Witness pre-completion commissioning & review contractors O&M Manuals
- Commission and approve O&M Manuals
- Approve construction final account
- Carry out post completion inspections
